Free Consultation

• During the one hour consultation, we will discuss your goals and expectations on how you can turn your staging investment into the biggest return possible on your home.
• We will go over Staged 2 Perfection’s Eight-Step Home Staging Process
• We will both put on our “buyer’s eyes” and tour each room of your home assessing the positive and negative features and evaluate how each room would appeal to home buyers
• At the end of the consult, a proposal will be given based upon your home’s needs and amount of work needed to facilitate the fastest and most profitable sale

Consultation and Proposal

• During the consultation, we will discuss your goals and expectations on how you can turn your staging investment into the biggest return possible on your home.
• We will go over Staged 2 Perfection’s Eight-Step Home Staging Process
• We will both put on our “buyer’s eyes” and tour each room of your home assessing the positive and negative features and evaluate how each room would appeal to home buyers
• I will give you a quick demonstration and transform a chosen room in the home to show the benefits of staging and how the staging process works. You will receive photos of your newly-staged room to use in your marketing efforts or for you to give to your Realtor.
• At the end of the consult, a proposal will be given based upon your home’s needs and amount of work needed to facilitate the fastest and most profitable sale
• A $50 credit will go towards any future staging services that are scheduled the day of the consult.

Walk-Through Consultation

• I will walk-through the entire home and each of its rooms and give specific suggestions and ideas on how to stage the home yourself.
• I will list for you the home’s best features and how to enhance them and also list the areas of the home that may have a negative impact and how to resolve those troubled areas.
• A top-priority list will be given with the most important and critical changes given first.
• Realtors and homeowners should take notes during this consultation.
• A $75 credit will go towards any future staging services that are scheduled the day of the consult.

Color Consultation

• I meet with you in your home or business to provide expert direction and education on color choices and options for walls, home décor, furniture and accessories.
• I will provide various color options and palettes relative to your home or business and your preferences.
• Color schemes can add style, comfort and facilitate various moods. It can cause creativity, hunger, relaxation, and even anger and anxiety. I will educate you on color combinations and the mood and atmospheres that they create.

Staging Priority Plan

• I will walk through the home and develop a written report that will list the top ten crucial things that need to be done. The report with be in order of priority to provide a quicker and more profitable sale.
• This plan is developed for those homes that already have a good start in the staging process.
• It will give you tips and tricks that are used by staging professionals.
• This report will be emailed to you within 24 hours of the home walk-through.
• A $75 credit will be given if staging services are scheduled within 48 hours of receiving the report.

Half Day Home Staging or Redesign

• Staged 2 Perfection will spend a half-day following our 8-Step Home Staging Action Plan while transforming the home for your desired maximum effect.  I will be working on the main living areas of the home, enhancing and highlighting its greatest features while down-playing its not-so-great features.
• I will be bringing in accessories to give each room that additional completed look and a dramatic effect to your photos. These accessories will also give you a visual of what is needed for the home and an idea of purchases that can be made.
• Pictures will be taken of each room, both before and after shots, which will be given to you so that you can use them for your marketing efforts or desired personal use.
• Half Day Staging is for homes that are less than 2000 square feet or just need a little extra attention and professional knowledge.

Full Day of Home Staging or Redesign

• Staged 2 Perfection will be following our 8-Step Home Staging Action Plan and spend a full day creating dramatic transformations in your home.
• Before and after photos will be provided as in the Half Day services as well as added accessories to give you a visual shopping list and additional effect for your photos.
• This service is for homes that are over 2000 square feet and/or need a little more extra attention and professional knowledge.

New Listing of Open House Staging Weekend

• Staged 2 Perfection will turn your home into a must-have for all home buyers. I will create that “Wow” factor that will give your home the upper-hand in our housing market.
• I will spend two full days transforming your home by following Staged 2 Perfection’s 8-Step Home Staging Action Plan by enhancing your homes greatest features.  The Action Plan is included and will be given to you so that you may complete any enhancement at the end of our staging session.
• In order to get the highest dollar and the fastest sale possible, every home owner should complete our total home staging process before being listed on the market although it is never too late to use these two full days for the most effective  and profitable results!

• If any of the above services are purchased, you may purchase these reports at a discount.
• I will give you an additional 10-page Staged 2 Perfection Home Staging Action Plan so that you may complete the staging transformation yourself.
• In addition, you will be emailed Staged 2 Perfection’s DIY Guide for tasks that will add the highest value possible to your home.

Home Owner’s DIY Manual

• This manual gives an exhaustive, 30+ page report detailing everything that needs to be done to effectively stage your entire home and detailing every room in it in addition to curb appeal.
• It also includes tip and tricks used by professional stagers for added emphasis to specific areas.
• Staged 2 Perfection is giving you all the expertise so that you can implement each action while saving money by doing the work yourself.
• This manual is perfect for the do-it-your-selfers and the homes that are listed “For Sale By Owner”

Shopping Services

• Together we will create a budget for recommended accessories that will add to the enhancement and buyer’s appeal of your home.
• Staged 2 Perfection knows where to shop and has access to “designer discounts” on items that I purchase.
• You can choose to come with me to share the shopping experience and have more input on accessory purchases  or you can leave the stress behind and I will do all the work for you.

Complete To-Scale Floor Plan

• I will gather complete measurements of your home and create a floor plan that will be to-scale that will be available to you as hand-outs during your open-house, to add to your fliers, and also in jpeg format to add to your web listing.

Painting, Packing and Wallpaper Removal Services

• I will provide simple painting services for wall, trim and furniture.
• I will provide simple packing services for normal household items and transportation.
• I also provide simple wallpaper removal services.
• Projects that require a special expertise or an extended amount of time will be advised to be contracted out.
